The Home Equity Conversion Mortgage (HECM) is FHAs reverse mortgage program which enables you to withdraw some of the equity in your home. The borrower chooses how they want to withdraw their funds, whether in a fixed monthly amount or a line of credit or a combination of both. Borrowers can also use a Home Equity Conversion Mortgage to purchase a primary residence if the borrower is able to use cash on hand to pay the difference between the HECM proceeds and the sales price plus closing costs for the property that is being purchased.   As the demographics of the nation continues to trend towards older homeowners, this could be an area of high growth for mortgage originators and investors.
